Why Vertex Accounting for Syndicators
Your LPs Will Ask. The Answer Should Already Exist.
Syndication accounting is really LP reporting with a general ledger attached. Whether you are syndicating single family purchases or 300 unit commercial buildings, what your limited partners require is audit-ready monthly financials and income statements broken out by project, available when they ask rather than assembled once they have.
We handle monthly bank reconciliation, transaction categorisation, payables and the LP reporting itself, which leaves acquisitions and fundraising as your job. That division is the point: the accounting should never be the reason a raise slows down or an investor conversation gets deferred.
Income statements by project
Per-deal clarity, not a blended portfolio number.
230+ property accountants
Coverage when someone is out, a specialist to escalate to.
LP reporting as a deliverable
Audit-ready monthly, not assembled on request.

Your Books Have to Answer to the Operating Agreement
Syndication Accounting Is Partnership Accounting
A syndication's economics are not in the general ledger. They are in the operating agreement: the preferred return, the catch-up, the promote, the waterfall tiers, and how capital accounts are maintained. The accounting exists to make that document computable, deal by deal.
What makes it different
Clean deal-level economics when set up right
One project, one entity, one set of investors is a tidy structure. With the GL built around the project from day one, per-deal profitability, distributions, and investor capital accounts all fall out of the books rather than being reconstructed in a spreadsheet each quarter.
Where it goes wrong
Capital accounts that live only in someone's spreadsheet
Distributions get paid before the preferred return is properly calculated. Contributions arrive at different times and the accounting never reflects the timing. Capital accounts are maintained outside the books, so the balance sheet and the investor statements disagree. And syndication-specific tax work at year-end becomes an archaeology project because the deal was never tracked at the level the K-1s require.
How we work it
We track by project, and to the waterfall
Every transaction is assigned to the correct project, bank accounts and mortgage loans are reconciled monthly, and reporting templates are built to be sent on a schedule rather than assembled on request. That is what keeps LP statements, the balance sheet, and the year-end tax package telling the same story.
Syndicators Accounting, Platform by Platform
We Play the Software You Bring
The accounting problem changes with the platform underneath it. Each page below is the specific version of syndicators bookkeeping for that system.
- AppFolioAppFolio pays owners without checking the waterfall
- BuildiumBuildium's owner draws outrun the waterfall calculation
- EntrataLeasing corrections landing after distributions are calculated
- QuickBooksDistributions cut before the waterfall says they're earned
- Rent ManagerOwner distributions run on ownership percentage, not waterfall tiers
- YardiYardi has no native account for the waterfall
- MRIThe waterfall lives outside MRI's general ledger
- RealPageThe roll-up hides what each LP is owed
How Our Real Estate Syndication Services Works
Set Up to Scale, Then Report Every Month
- 1
We review your current set-up
Upon receiving secure access to your accounting software (e.g. Quickbooks Online, etc.), we will do thorough review to understand the quality of your historical records and general ledger (GL) account set up. We'll create intuitive and industry accepted GL accounts, as well as complete any necessary catch-up bookkeeping (as needed).
- 2
We set you up for daily success
From an accounting perspective, it's critical that real estate syndicators track profitability by project. As your business grows, it's critical your accounting software and back-office is set up to scale with you, and this is exactly what we do. We review every transaction and assign each to the correct project/property. Furthermore, all bank accounts and mortgage loans will be reconciled on a monthly basis.
- 3
We assist with monthly reporting
To keep LPs happy and in the know, the most successful syndicators consistently send out financial reporting on a monthly basis. We will work with you to create scalable reporting templates and ensure they are sent out on a timely basis.
